Most travelers have heard of Phuket which has been Thailand’s number one tourist destination for years with its white sand beaches and nightlife, but many other places are starting to get popular. Southern Thailand is well known for its white sand beaches and cheap food and accommodation; while Phuket is the most popular destination in southern Thailand, Trang, Krabi, Koh Samui, Hat Yai and Songkla have gained on Phuket.

While southern Thailand is mostly knwn for its beaches and tropical islands, their is a beautiful rainforest in Khao Sok which is even older than the Amazon rainforest in Khao Sok which is only now starting to be popular. So if you your down south and wanting to discover more than just white sand beaches, Khao Sok is only a few hours from Phuket and is a totally unique experience.

Trang is gaining popularity amongst tourists and has been a favourite for the local Thai people. There is many small Islands around which have beautiful resorts. One thing that Trang has is great snorkeling, with the right conditions I would have to say it is unmatched if you compare it to anywhere in Thailand. The water is clear with beautiful long stretches of coral and tropical fish to be seen. If you do decide to go to Trang and snorkel, you have to visit the emerald cave. It is a beach that can only be reached via going through a small cave which is about 100 meters long in the side of a cliff the side of an island. It is not a cave you walk through, you have to swim through it and can only be accessed at certain times due to the tide.

With cheap prices and stunning snorkeling, it is hard to see Trang not getting a lot more popular over the next decade.

Krabi is very similar to Phuket with its nice white sand beaches, it is a little less crowded and has the best rock climbing at Railay beach which is a short, cheap, speedboat ride away. If ou like a more peiceful holiday but with a bit of action, Krabi is a nice place to visit.

Koh Samui has gotten very popular over the last decade and has much better beaches than Phuket, You can go on scubba diving tours in Koh Tao which is close to Koh Samui and is rated by many as the best in Thailand for diving. Koh Samui has been a little over developed over the years and has lost its uniqueness with western franchises stringing up everywhere. Still a nice Island to visit but is very touristy.

Hat Yai and Songkla are other destinations which is gaining a little popularity but is only developing slowly, these 2 places are a good place to visit if you want a better experience of a real Thailand and better experience with Thai culture.

If you would like to visit one of the Islands near Pattaya for the day while staying at one of our luxury villa’s you can do so with ease.

The closest Island to Pattaya is Koh Larn which is 15 minutes by private speedboat or under an hour away by public ferry. All the boats leave from Bali Hai Pier which is only a few minutes away from our Holiday Villa’s in South Pattaya.

The cost of hiring a Private Speedboat is around 2,000 Baht but this gives you the whole boat and captain for you and your friends or family and lets you not only decide what time you want to leave for the Island and what time you want to return to Pattaya but which beach you want the boat to take you to. After you get off the boat the captain will anchor the boat and wait for you to finish for the day and then he will return you to Bali Hai Pier where we will collect you and return you to your Pattaya vacation home.

The public ferry is very cheap at around 50 Baht and takes you to the main beach on Koh Larn where there are plenty of Jet-ski’s, banana boats, deckchairs and food vendors and people along with numerous hawkers trying to sell you sunglasses, ice-creams, carved ornaments, watches and T-shirts. If you would prefer to go to a quieter part of the Island there are Songtaews, which are converted Pick-up trucks with bench seating in the back, who will take you for a reasonable price to any of the beaches on the Island.

Some beaches are very quiet with only a small beach bar/restaurant and plenty of golden sandy beaches to relax on. All the beaches have deckchairs and sun-beds for hire with sun umbrellas to give you some shade if you need some time out of the sun. The water is crystal clear and you have lots of rocky outlets to use a snorkel and fins and to see the abundance of fish and other sea life, or you can just have a relaxing swim in the warm gulf of Thailand.

There are lots of places to get food and most of the time you remain seated on your deckchair and a member of staff from one of the nearby Restaurants will approach you with a menu to see if you would like to order any food or drink. Obviously many of the dishes served are prepared fresh from the sea, like BBQ prawns and fish or baked crab, there are however lots of alternative choices if you are not keen on seafood, including things like fried rice with chicken, sweet and sour pork, sandwiches and even French fries.

If you are traveling by public ferry you will have to get a Songtaew back to the main beach in plenty of time to catch the ferry back to Bali Hai Pier as there is no overnight accommodation on the Island. We will be waiting for you at the pier to drive you back to your holiday rental villa where you can relax before getting ready for a night out in Walking Street which is only 1400m from your vacation home in Pattaya.

When you are looking at properties to purchase, pay close attention to the location and general market for that area. You will want to avoid properties that are located in economically depressed or seasonal areas. Also, the property should have acceptable aesthetic qualities to be competitive with market standards and have a minimum occupancy of at least 85%.

What if the property you are evaluating has inferior physical characteristics or is in an economically depressed area?

You may have a higher interest rate, higher reserves and tighter underwriting constraints.

Mobile Home Parks

Mobile homes can be a wonderful investment, especially if you own the land and sell off the mobile home. You’re just renting dirt at that point! If you’re not familiar with mobile home investing, you need to read “Deals On Wheels: How To Buy, Sell And Finance Used Mobile Homes For Big Profit And Cash Flow” by Lonnie Scruggs. This book is a gem! Lonnie explains how to buy and sell mobile homes on a note. His presentation is very basic and understandable.

Now back to mobile home parks. Mobile Home parks are rated as 1 Star, 2 Star, 3 Star, 4 Star, and 5 Star. The Star ranking is based on the conditions and amenities of the park.

The mobile home park should have at least 85% occupancy and be located in desirable areas. Also, be cautious if the park has too many homes for sale (more than 20% of total pads) or more than 20% of total pads are rented homes owned by the park.

Retail
Retail properties are properties that are occupied by one or more tenants and the property is utilized for retail purposes.

A free standing retail, strip center with an anchor tenant is a well known commercial retail business such as a national chain store or regional department store strategically placed in a shopping center so as to generate the most amount of customers for all of the stores located in the shopping center. An Unanchored retail center is a center which is occupied by multiple tenants of which none are anchor tenants.

Single tenant investment grade retail properties are properties that are net leased to one investment grade tenant (BBB- rating or higher).

Office
The different categories of offices include:

Potential office buildings should have a minimum of 85% occupancy and is located on or near a main thoroughfare and easily accessible. Properties that have more than 20% of total revenue from owner occupied or owner affiliated tenants, will usually have a higher interest rate on any loans.

Mixed-Use
These properties will be a combination of any of the above property types. A real estate development of mixed use properties, should be complementary to each other.

Healthcare
These property types are nursing homes, congregate care and assisted living centers. Properties should be close to retail and community services. Be cautious of properties in economically depressed or seasonal areas. Also, be sure that the property complies with ADA requirements.

Hotel
Hotels are characterized as either Full Service or Limited Service.

Full Service Hotels can be further divided into Luxury, Upscale, Mid-scale, and Extended Stay hotels.

Limited Service Hotels can be further divided into Mid-scale, Economy, Budget and Extended Stay. When considering hotel properties, the property should have a stable operational history. A property with a history of four or less years should be scrutinized. The minimum acceptable occupancy is usually 60%. Lenders also prefer franchise affiliated hotels with franchise agreements extending beyond the term of the proposed loan.

Industrial
These property types will have usage for industrial purposes only. Such as

Self Storage
Also is called Mini-Storage, it is used for personal storage for lease by consumers.

Other Specialty
These property types are unique and the financing them can be difficult. They include

gas stations, oil change facilities, etc.
